As we said in our objection, this application would entail significant overdevelopment of the site, adversely impacting the sensitive waterfront location lying as it does within the AONB, the Undeveloped Coast and the Heritage Coast.

The proposed removal of so many trees and the encroachment of a new built form on to an adjacent undeveloped green space was unacceptable and contrary to the provisions and objectives of policies within both the NPPF and JLP.

Unfortunately the case officer disagreed. 'Waterside', she wrote in her report, 'is a considerably sized residential plot and whilst there is a sizable amount of development being proposed officers consider this to be acceptable in relation to the overall size of the plot and would not consider the proposal to be overdevelopment.'

The application was approved.
